A house that costs ₹80,00,000 today is likely to cost about ₹1,43,26,782 in 10 years at 6% inflation. To reach that amount at an assumed 12% CAGR, you need a monthly SIP of about ₹61,663, or a one-time investment of about ₹46,12,840 today. The SIP route invests roughly ₹73,99,589 in total, with the remaining ₹69,27,192 coming from compounding.
This calculator uses an assumed constant return and inflation rate. Actual mutual fund returns are volatile and are not guaranteed. The SIP figure uses the standard annuity-due formula, with each instalment invested at the start of the month. For goals less than three years away, use debt or liquid funds, not equity, and treat this projection as a rough planning aid rather than a promise.
A house is usually the largest single goal a household plans for, and the one most often planned backwards. The loan amount is decided first, the down payment is arranged from savings, and the investment plan is expected to fit around it. The calculator suggests the reverse: decide the property, the date and the amount you actually need to fund, then work out the monthly investment.
What is a house goal calculator?
A house goal calculator inflates today's property price — or today's down payment — to the date you plan to buy. It then calculates the monthly SIP or one-time investment required to reach that amount at an assumed return.
The calculator is deliberately amount-agnostic. Enter the full price if you intend to buy without a loan. Enter the down payment plus acquisition costs if you intend to borrow. The maths is the same; the label changes.
How the house goal maths works
The calculator uses three inputs and three outputs.
- Inputs: the amount needed today, the number of years to purchase, inflation, and the expected return.
- Future cost: the amount today compounded at inflation for the full period.
- Monthly SIP: the instalments needed to reach the future cost, assuming each is invested at the start of the month.
- One-time investment: the present value of the future cost at the assumed return.
House goal examples
| Amount needed today | Years to purchase | Inflation assumption | Future cost | Monthly SIP at 12% | Amount needed today at 12% |
|---|---|---|---|---|---|
| ₹50 lakh | 7 | 6% | ₹75.2 lakh | ₹57,000 | ₹34.0 lakh |
| ₹80 lakh | 10 | 6% | ₹1.43 crore | ₹61,700 | ₹46.1 lakh |
| ₹1 crore | 12 | 6% | ₹2.01 crore | ₹62,400 | ₹51.6 lakh |
| ₹1.5 crore | 15 | 6% | ₹3.59 crore | ₹71,200 | ₹65.7 lakh |
The monthly SIP rises slowly with a longer horizon because the future amount also rises. The important point is that the required monthly amount is not a fixed percentage of income. It is the output of a date and a target.
Down payment vs full price
Most first-time buyers in India do not fund the full price from investments. They fund a down payment and take a home loan for the rest. That changes the goal.
If you are funding a down payment, include:
- The down payment itself.
- Stamp duty and registration.
- GST where applicable.
- Legal and due-diligence costs.
- Interiors and basic furnishing.
- A small contingency for possession delays.
The down payment goal is due earlier than the full-price goal, which makes the investment horizon shorter and the suitable instruments more conservative. A down payment needed in three years should not be in equity.
What the calculator does not include
The calculator does not include stamp duty, registration, GST, brokerage, legal fees, interiors or the EMI after purchase. It also does not include maintenance, property tax or insurance. These are separate cash-flow items and should be budgeted alongside the goal, not hidden inside the investment return assumption.
Asset allocation for a house goal
The right mix depends on the horizon, not on the size of the goal.
More than seven years
Equity can do the heavy lifting, with a debt component to reduce volatility. A diversified equity fund or a balanced approach is reasonable if you can tolerate a temporary 20–30% drawdown without changing the purchase date.
Three to seven years
A conservative hybrid or a debt-heavy mix is more appropriate. The goal is still to beat inflation, but the priority is to protect the corpus as the purchase date approaches.
Less than three years
Liquid, ultra-short or short-duration debt funds, recurring deposits or fixed deposits. Equity is not suitable because a market fall in the final year can force you to delay the purchase or borrow more.
The glide path matters more than the entry fund
A house corpus should become more conservative as the date approaches. In the final 12–18 months, move the amount you cannot afford to lose into debt. This is not market timing; it is matching the asset to the liability.
Rent vs buy is a separate question
The calculator answers "how do I fund the amount I have decided to spend?" It does not answer "should I buy at all?" Rent versus buy depends on the price-to-rent ratio, the loan rate, the expected holding period, maintenance costs, tax treatment and mobility. A house is also a consumption decision as much as an investment decision.
Do not use the calculator to justify a purchase that the cash flow cannot support. If the EMI plus maintenance exceeds a comfortable share of monthly income, the goal is too large or too early.
Do not raid the retirement corpus
A house is a legitimate goal, but it should not be funded by stopping retirement contributions for a decade. The SIP calculator shows the cost of that pause. In most household plans, retirement and the emergency fund come before an optional upgrade in house size.
How to use the result
Enter the amount you actually need, not the advertised property price. Adjust the year to see how the monthly SIP changes. If the required amount is unaffordable, the realistic levers are a smaller property, a later date, a larger initial corpus, or a longer loan tenure with a smaller down payment.
Use the EMI calculator to check the loan EMI after purchase. Use the target SIP calculator if you want to solve for a different target, and the inflation calculator to test a higher property inflation assumption. For a household plan that combines the house, retirement and children's education, see financial planning.
Assumptions and limitations
The calculator assumes a constant inflation rate and a constant investment return. Property prices are local and can move very differently from headline inflation. It does not include taxes, exit loads, loan interest, stamp duty or maintenance. The result is a planning range, not a valuation or a loan offer.

Frequently asked questions
Should I calculate the full house price or only the down payment?
Decide what you are actually funding. If you will take a home loan, the immediate goal is the down payment plus stamp duty, registration, GST where applicable and interiors. If you plan to buy without a loan, use the full price. The calculator works for either number because it only inflates whatever amount you enter.
Can I invest my down payment in equity mutual funds?
Only if the purchase is several years away and you can tolerate a drawdown. Equity is unsuitable for money you need within three years. For a three-to-five-year horizon, a conservative hybrid or a debt-heavy mix is more appropriate. In the final 12–18 months before purchase, move the corpus to liquid or short-duration debt funds so the down payment is not exposed to a market fall.
Ghar ke liye SIP karna chahiye ya FD?
Ye horizon par depend karta hai. Agar purchase 7-10 saal door hai to equity SIP long-term growth de sakta hai, lekin last 1-2 saal mein paisa debt mein shift karna chahiye. Agar purchase 2-3 saal mein hai to FD, liquid fund ya short-duration debt fund zyada safe hai. Equity short term mein 20% tak gir sakti hai.
Kya stamp duty aur registration calculator mein included hai?
Nahi. Calculator sirf wahi amount inflate karta hai jo aap enter karte hain. Stamp duty, registration, GST, legal fees, brokerage aur interiors alag hote hain aur state ke hisaab se badalte hain. Down payment ke saath in costs ke liye alag buffer rakhein.
Home loan lena better hai ya poora paisa jama karna?
Ye EMI, interest rate, rent, tax benefits aur aapki liquidity par depend karta hai. Loan jaldi ghar de deta hai lekin interest cost aur long tenure add karta hai. Poora cash jama karne mein time lagta hai lekin debt-free purchase hota hai. Dono options ko same monthly cash flow par compare karein, sirf headline price par nahi.
House down payment ke liye paisa kab debt mein shift karein?
Purchase se 12-18 mahine pehle jo paisa aap afford nahi kar sakte kho dena, usse liquid ya short-duration debt fund mein shift kar dein. Equity mein last-minute entry tab bura result deti hai jab market correction aa jaye. Glide path ka matlab hai date ke paas aate-aate risk kam karna, return maximise karna nahi.
